Caistor : An interview with the director

This week's update is a special one, because we're sharing a little more information about the ethos & efforts going into our site at Caistor. For us at Kemp & Townsend Ltd, our desire is to stand out & create something that makes homeowners feel they have got a deal that is almost too good to be true... But it IS true!
We want to make sure that when the keys are handed over (cue ceremonial music!), the new owners feel like they can just settle in without the extra headache of needing to start 'doing the house up!' The 'extras' that are offered by other developers are standard for us... no cutting corners, no basics... just great service & finishes, without having to be asked! We work with our clients to achieve the ideal outcome...
So, let's share some of the thoughts of our Director, Daniel Kemp, who discusses the reasonings behind the site at Caistor, and his feelings about The Lodge & The Cottage on North Kelsey Road.

What made you choose Caistor? What stood out?
We had numerous options for our first project as Kemp & Townsend Ltd - but we identified Caistor as the perfect start for us.
The Lodge & The Cottage are two attractively designed homes, built in a vibrant market town with excellent schools and brilliant transport links. From a business point of view this all means that Caistor provides great sales potential.
What was most important to us, though, was that it provided a real opportunity to put a stake in the ground & show exactly what we will give to the market in terms of quality, specification and value for money.
It all just made sense!

What do you like about the area of Caistor?
When we we’re first looking for development land in Lincolnshire, we travelled through Caistor. We stopped for a quick lunch break there and immediately knew that we wanted the chance to develop in this town.
Little did we know that the opportunity would be right around the corner!
It’s position in the Wolds and the beautiful market area were real standouts for me.
Caistor really does have all of the amenities that are required for family life, including great schools; a local supermarket; gym; lakes; camping; walking; cycling; transport links; being centrally located to major employment areas; a vibrant and inclusive community; a beautiful market area; being situated in the Lincolnshire Wolds - the list just goes on & on!
We're so excited about our development in Caistor and we are already looking for our next opportunity to develop here!

What do you like about LDC & their designs of The Lodge & The Cottage?
The Kemp & Townsend Ltd criteria for an architecture practice to work with is very particular.
We didn’t just want an architect that can put together a few nice images or that understands planning policy - we wanted an architect that could bring together our vision for new homes and understood our perspective when it comes to wanting to always provide unique developments, with individually designed homes, that eventual clients could put their own stamp on.
We knew that LDC met this criteria right from the first phone call. Their desire and hunger to create is evident from each team member. The positive, helpful and ‘can do’ attitude aligns with our own desires to be a developer that can say 'yes' to our clients requirements whenever possible.
Combine this with their ability to effectively communicate with us has been so impressive. We know that most architects are busy, but LDC just manage their capacity and demand so well that they always have time to discuss ideas, debate solutions and always return calls - this isn’t the norm for a lot of practices out there!

What do you think personally to The Lodge & The Cottage?
The concepts for both homes made me super excited right from our first viewing of the site.
The designs are unique and they mix traditional and contemporary elements & materials - two key components of my desires for every home that Kemp & Townsend Ltd brings to life. Our ambition is to stand out from the crowd in terms of design but also value for money and being, generally speaking, different to other property developers.
The Lodge and The Cottage achieve this ambition remarkably well!
The form of traditional Lincolnshire countryside dwellings mixed with modern aspects such as large aluminium windows and contemporary profile cladding is just...delicious, to say the least. The large glazed elements provide real functionality to the property by being efficient and secure. And they make the very most of surrounding landscape, bringing in as much natural light as possible! This means that everything comes together really nicely plus it looks awesome... really awesome!
With the contemporary elements of glazing and cladding being visually striking, we needed to select traditional materials for facing brickwork and roof tiles, so they would tie everything together in a way that looked both compelling and balanced. It became very important to get this right!
As work has progressed on site, we can now see that we have done really well with this and that the choices that we have made will blend everything together in all the ways that we had hoped.
Internally, The Lodge & The Cottage presented different challenges but, importantly, they give us a real opportunity to promote the Kemp & Townsend Ltd ethos of providing real value. We want to build homes into which families can simply move in.
Our approach to making the homes 'fully finished' along with incorporating things like air-source heat pumps; underfloor heating; wood burning stoves; home automation and a number of customisation options means that we will exceed expectations as much as we possibly can!
It's very exciting! The feedback and discussions we've had with potential clients at these early stages tells me that we are on the right track and that our approach is both refreshing and quite motivating in comparison with their previous experiences - I just can't wait to see them finished and to present the homes to their new owners!
